Nine land clearing services, described plainly

Two of them are priced per acre with the rates published below. The rest are quoted per job, and there’s a straight answer further down as to why.

Forestry Mulching

One machine grinds standing trees up to 8 inches in diameter, plus everything growing under them, and leaves the chips down as a clean mulch layer. Nothing hauled, nothing burned, no debris pile to deal with.

$1,200 to $4,500 per acreRight for: Overgrown lots and acreage you want usable and maintainedSee the detail →

Land Clearing

Vegetation and root mass taken out down to bare soil, then the ground shaped and left ready for whatever gets built on it.

$1,500 to $10,000 per acreRight for: Anything you’re putting a foundation, slab or structure onSee the detail →

Driveways

New shell, base and millings driveways cut in from the road, and restoration of existing driveways that have rutted, washed out or disappeared into the grass.

Quoted per jobRight for: New access, or a driveway that’s become impassableSee the detail →

Building Pads

Fill brought up, shaped and compacted to the elevation and footprint you need, whether that’s a house, a barn, a garage or a shed.

Quoted per jobRight for: Anything that needs a level, compacted footprint to sit onSee the detail →

Grading & Site Prep

Rough and finish grading to move water away from structures, take the humps and hollows out of a yard, and leave ground the next trade can work on.

Quoted per jobRight for: Standing water, a lumpy lot, or ground that isn’t ready yetSee the detail →

Excavation

Trenching, digging and dirt work on residential lots. Footers, drain lines, culverts, stump and root ball removal, and anything the loader can’t reach.

Quoted per jobRight for: Digging that needs to be precise rather than broadSee the detail →

Retaining Walls

Pressure-treated timber walls that hold grade, square up a yard and stop erosion. A wall gets you back the part of the yard the slope was taking.

Quoted per jobRight for: A slope that’s moving, or a yard you want flatSee the detail →

Brush Cutting

Fence lines, pasture edges, ditch banks and lots knocked back so the property is walkable and you can see what you actually own.

Quoted per jobRight for: Maintenance, or getting a look at a lot before you commitSee the detail →

Site Development

Clearing, grading, drainage and access handled as one job on one schedule, so a raw parcel comes out the other side ready to build on.

Quoted per jobRight for: Raw land that needs more than one thing doing to itSee the detail →

Pricing

What moves the price

Mulching and clearing are priced per acre and those numbers are published. Everything else is quoted per job. Not to be cagey, but because on a driveway or a pad the access and the haul distance move the price further than the size does. Here’s what we’re actually looking at.

  • Density, not acreageTen acres of palmetto is a faster job than two acres of oak hammock. Trunk diameter and how tight the growth is drive the machine hours more than the property line does.
  • What you want left behindMulch on the ground is one price. Roots out and bare soil is two to four times that, because the material has to go somewhere.
  • AccessIf we can back the trailer to the work, it’s cheap. If we’re walking a machine four hundred feet through a gate, it isn’t.
  • Ground conditionsSand we can work all day. Soft ground, a high water table or a wet season changes the pace and sometimes the machine.
  • Haul distanceFill and shell have to be trucked in, and spoil has to go out. Where the parcel sits relative to a pit’s a real line item.
  • TripGetting the truck, trailer and machine to you and back is the same cost whether the job takes a day or a week. Which is why small jobs cost more per hour than big ones.

The published rates, so you have a number before you call:

  • Forestry mulching. $1,200 to $4,500 an acre depending on density
  • Land clearing. $1,500 to $10,000 an acre depending on what comes out
  • Everything else. Quoted per job, same day, from photos

Send a few photos of the property with rough acreage and we’ll come back with a firm range, not a ballpark. The price we agree on is the price on the invoice.

How we work

The same on every job

Nine services, one way of doing business.

  • You get a firm range the same day. Photos and rough acreage are usually enough to price it. Before any work starts we walk the property together, so nothing gets found halfway through.
  • No deposit on mulching or site work. Where we haul material in, the deposit covers the material.
  • The quote doesn’t move. If we find something the photos didn’t show, we stop and tell you before anything runs.
  • Our machines, our crew. No rental markup on your invoice and nobody on your property you haven’t been introduced to.
  • We walk it with you at the end. Nothing gets loaded up until you’ve looked at it and signed off.

FAQ

Questions about the work

About how we operate. Questions about specific services live on each service page.

Do you do all of this yourselves, or subcontract it out?

Ourselves. The machines are ours and the crew is ours. Nobody shows up on your property in a truck you haven’t been told about, and there’s no rental markup buried in the invoice. It also means when something changes on site you’re talking to the person who can actually decide what to do about it.

Can you do more than one of these on the same visit?

That’s usually the cheaper way to do it. Clearing, grading and a driveway on the same trip costs less than three separate trips, because getting the truck and trailer to you is a fixed cost either way. If you know there are two or three things you eventually want done, say so when you ask for the quote and we’ll price it both ways.

What size jobs do you take?

Anything from a quarter-acre residential lot up to acreage. Small jobs are welcome. A day of grading or a single retaining wall is normal work for us. At the very large end we’ll tell you honestly if a job wants a bigger outfit with more iron on it rather than take it and run slow.

Do you work for builders and contractors, or just homeowners?

Both. Homeowners are most of the volume, but pads, clearing and lot prep for builders is steady work and we can provide a certificate of insurance and hold a schedule. If you’re a GC and need a sub who turns up, that’s the pitch.

What don’t you do?

We’re a clearing and dirt outfit, not a general contractor. We don’t install septic systems, we don’t tie into municipal water, sewer or storm mains, and we don’t do structural demolition or concrete work. Drainage we handle is on your own property. If a job needs something outside that, we’ll say so up front rather than find out halfway through.

How far out are you booking?

Generally one to three weeks depending on the season and the weather. Storm cleanup jumps the line. If you’re working to a closing date or an inspection, tell us the date when you ask and we’ll tell you straight whether we can hit it.

Send photos. Get a number.

Most quotes come back the same day. No deposit on mulching or site work, and the price we agree on is the price you pay.
