Mount Dora sits 184 feet up, about a hundred feet above the lakes it looks over. It’s the only city we cover where slope is normal rather than exceptional. Which means walls, drives cut across a fall, and cut-and-fill for a level footprint.
Two things define earthwork in Mount Dora: the sand drains beautifully, and the ground moves.
The town sits on a plateau overlooking Lakes Dora, Gertrude and Beauclair, part of the Harris Chain. At 184 feet it stands roughly a hundred feet above the water, and about an eighth of the city is lake. That’s a lot of shoreline and a lot of ground that falls toward it.
The sand underneath is the same relict dune material that runs down the ridge system through the county. Deep and excessively drained. Rain goes down rather than across, which is why the wet season barely registers here compared with the coastal counties. A machine can work this ground in most months of most years.
Lakefront and lake-view lots are the ones worth a conversation before you buy. A steep fall to the water looks wonderful and changes what a building footprint costs to create. We’re happy to walk one with you before you commit.

Yes, and Mount Dora is where we build the most of them. Pressure-treated timber, with proper embedment, deadmen back into the slope and gravel drainage behind the face. Above about four feet, or where a wall carries a load like a driveway, you’re into engineered territory and you’ll need a drawing from an engineer. We’ll tell you when you have crossed that line.
Usually, and often more cheaply than people expect, because a parcel with a high spot and a low spot can frequently balance its own cut and fill rather than importing material. What we need before quoting is the footprint and the finished elevation from your plan.
On bare slopes, yes. Deep sand with nothing holding it moves in a hard rain, and it moves downhill onto whatever is below. The fix is normally a combination of shape, a route for the water and something holding the toe of the slope. Photos taken during a downpour are the most useful thing you can send.
Millings, generally. They compact into a firmer, semi-bound surface that stays put on a fall, where shell tends to migrate downhill over time. The other half of the answer is the crown and the edges. A flat drive on a slope becomes the drainage channel.
Rarely on the ridge. The sand is deep and drains straight down, so this is close to year-round working ground. Low areas between the lakes and along the creek lines still follow the usual November-to-April preference.
