Built-out west, wild east

The dividing line runs roughly with the interstate, and which side you’re on decides what kind of job you actually have.

West and south. The Altamonte, Longwood, Lake Mary and Winter Springs corridor is established suburb. Mature oak, small lots, and almost no raw land. What we do here is what we do in every built-out market: correct drainage, rebuild drives that have failed, put in compacted pads, and dig out root balls somebody else ground flat.

East is a different county. Out past Oviedo toward Geneva and Chuluota, and down along the Econlockhatchee, there’s still acreage with growth on it. The Lake Proctor Wilderness Area near Geneva. 475 acres between Sanford and Lake Harney. Carries four distinct habitats in one parcel: sand pine scrub, pine flatwoods, sandhill and bayhead swamp. That mix is a fair description of the whole east side, and it’s why we ask for photos rather than acreage.

Scrub and sandhill on the high ground work almost any month. Bayhead swamp and the river floodplain are dry-season ground at best. On an east Seminole parcel you can have both, forty yards apart.

The Econlockhatchee runs north through the county to meet the St. Johns near Puzzle Lake. It’s designated Outstanding Florida Waters and its floodplain is forested end to end, with the Little Big Econ State Forest along the lower stretch. We work private property near it, in season and with judgment. We don’t work in it.

Seminole questions

Is there still land to clear in Seminole County?

Plenty, but not where most people look. The western half is built out. East of Oviedo. Geneva, Chuluota, the country along the Econlockhatchee. There’s still real acreage with growth on it, and that’s where most of our clearing and mulching in this county happens.

My parcel has wet ground on one end and dry sand on the other. Is that normal?

Completely normal in east Seminole, and it’s why we price from photos rather than acreage. Sand pine scrub and sandhill sit on the highs, flatwoods in between, bayhead swamp in the lows. One parcel can carry all three, and they’re different jobs at different times of year.

Can you work near the Econ?

On private property adjoining it, in the dry season, and with a sensible conversation about how close is close enough. The river is designated Outstanding Florida Waters and its floodplain is forested the whole way. We don’t work in the river, its floodplain wetlands, or the state forest.

What about the built-out western side?

Different work entirely. Drainage correction, driveway rebuilds, compacted pads and small excavation on established lots with mature trees. Access and what we drive over to reach the work is usually the deciding factor on price.

How far is Seminole from your yard?

About an hour from Titusville, and the east side is closer than that. It’s normal working distance and doesn’t add a travel line to a normal quote.
